What are the phases of construction projects?
The phases of construction projects vary according to the legal legislations of each country, which confirms that the engineering project must be implemented by registered engineers, or registered engineering companies, contractors, specialized contracting companies that have licenses to practice design work and construct buildings, power stations and industrial facilities, and install and construct electrical networks. , Infrastructure, transportation and other things.
Therefore, every design and construction project goes through certain stages and variables according to the nature of the work, the client’s requirements and the type of contract.
These stages are generally:
- Planning (developing a basic project plan)
- Design: Divided into
- Initial design
- Design development
- Executive documents or final designs
- Bidding and selection of the contractor (main and subsidiary)
- Post-implementation (key delivery)
Phases of construction projects: Planning
The project precedes the planning stage, in which the basic ideas of the project are put forward, whether the ideas are directly from the owner or a government project to meet the services of the citizens.
In the case of mega projects, architectural and design competitions are held in which a large number of engineering consultancy firms and architectural offices participate in order to ensure the best design in many aspects such as aesthetic, practical and economic. These aspects are based on a feasibility study carried out by the client and help him to know the prevailing conditions and future expectations.
Phases of construction projects: Initial design
The consultant engineer reviews and evaluates the owner’s program and the allocated budget and discusses various options for design and implementation based on these data, or as agreed upon. The consultant prepares preliminary designs. These designs may include small-scale blueprints, interfaces, curves, and many other documents that generally describe the works, And the relationship between the parts of the projects with each other as they describe in general the type of construction and equipment proposed, and during this stage, the general site plan can be determined, the spaces and their relationships with each other in general can be defined, as well as the structural, architectural, mechanical and electrical design methods are determined.
In addition to the above, some documents are prepared that include an initial description of the project, as well as an estimate of the initial cost of the project and general frameworks for the specifications of the materials to be used.
Phases of construction projects: Design development
This stage begins after the owner approves the initial designs and any necessary adjustments to the proposed work program or budget, and at this stage the relationship turns from general to detail and amendments.
This stage summarizes and accurately describes the nature and size of the project, including its structural, architectural, mechanical and electrical components through plans, details, sections, tables and curves. Preliminary specifications for the project are developed and the cost estimate is developed with a greater degree of accuracy.
Phases of construction projects: Project documentation
This stage depends on the owner’s approval of the previous stage and any amendments proposed by him, whether in relation to the technical aspects or with regard to the budgeted budget, and during this stage the consultant prepares the documents that will be used to put up implementation or invoke offers for it.
Tender documents consist of contract documents such as plans, specifications, forms, general and special conditions, all of these documents become part of the legal contract signed between the owner and the contractor.
Phases of construction projects: Bidding stage
During this stage, the announcement of the tender is announced or through the direct invitation to the contractors or by inviting the negotiation proposals, copies of the tender documents are distributed by the owner or through the consultant, and the consultant may issue an appendix or attachments to amend, explain, delete or add information to the tender documents.
Phases of construction projects: Implementation phase
The implementation phase of the project begins after the signing of the agreement between the owner and the contractor, and this phase includes all the contractor activities related to the preparation of the project, the purchase of materials and equipment, the manufacture and preparation of materials inside and outside the site, whether they were implemented by the main contractor or by sub-contractors, as well as all activities related to the implementation of the project. So hand it over to the owner.
During this stage, the contractor prepares a large amount of documents such as workflow programs, executive plans, financial claims, records, work requests, and maintenance manuals, as all these mentioned documents become part of the administrative records and must be kept in the project file.
It is common for the consultant during this stage to prepare some amendments to the contract documents, such as change orders resulting from the urgent need to make some adjustments to the nature, duration or value of the work.
After the project ends and the owner uses the facilities, the consultant, contractor and some suppliers may be committed to the owner in some activities, according to the contract signed between the owner and these parties.
Such activities include maintenance and modification of equipment, assistance in operating it, training of owner cadres to use it, and removal of any manufacturing defects that appear during the maintenance period.
In Phi Contracting, we believe in the importance of following all stages of the engineering project and giving each stage its right to ensure the best results and to ensure the satisfaction of the owner and the satisfaction of the working team with the work provided.
