What does a contractor do in construction projects?
Get to know more about contractors
The concept of contracting is one of the very important concepts in the world of construction, where the contractor is considered a basic pillar on which the client and designer depends, whether the work is on the scope of interior design, electrical works, mechanical works, or even construction works of various sizes.
It is also important to note that there are several types of contracting, but the most famous of them is construction.
Entrepreneurship is a basic idea for the advancement of modern economic activity. Enterprises, whether small, medium or large, play a fundamental role in the growth of the country’s economy, as the enterprise is the main source of production and job opportunities, and thus it contributes to the growth of national income, state finances and social development.
Contracting is a very old concept, although it was not in the sense intended by it in the current era due to several developments that this concept has undergone.
The term “contracting” was initially adopted by the French legislator at the beginning of the nineteenth century in Article 8 of the French Civil Code, where it was expressed as “contract of contracting”, as the word “contracting” was used during this period as an alternative to the term activity.
With the impact of both the economic and social transformations that the world witnessed in the field of the industrial revolution, a combination was necessary to involve the term contracting and implementation in engineering projects, designs and construction work; Because it was one of the best solutions for employing capital, manpower and services, the word contractor had a concept and a meaning at the same time.
Given that the company is the nucleus of the economy and an important pillar, the development of enterprises is linked to economic and social changes and developments, which makes it very difficult to give them an accurate and clear definition.
Contracts in the construction field
The issue of contracting cannot be addressed without mentioning the contracting contract or the construction contract. A contracting contract is defined as a mutual agreement or legal obligation between two parties (the contractor and the client) based on the policies and conditions recorded in the form of a document.
The two parties concerned can be a contractor, a contracting company and a company, an owner, several companies, and the second party, the customer, has the authority to decide the type of contract that should be used and what the terms and conditions are legally binding. A contracting contract is an important document because it defines the scope of work, risks, duties and legal rights of both the contractor and the client.
A contract is a written agreement document between the two contracting parties to implement a specific engineering project and they are the employer (the contracting party). So, the contract clarifies the rights and obligations of each party towards the other.
Contents of the contract:
1- Agreement (contract form)
2- General conditions and special conditions
3- Specifications
4- Quantities list items (business measures)
5- Engineering drawings of the project
6- The timetable for implementing the project
7- Letters of guarantee or any other attachments
What are some contracting methods used in construction today?
Naturally the construction of any construction project includes the presence of the owner, designer (architect), contractor or a contracting company and suppliers, as we mentioned before, the owner is the one who determines the type of contracting contract, based on what the project requires, the feasibility study, financial matters and other matters that must be taken In which.
The contractor proceeds to implement the project based on the engineering consultancy and designs necessary to serve the project. Certainly the tasks are given to each party in the project based on the nature and size of the project after the project is well evaluated and studied to determine the working relationship for each party during the project period.
There are five methods of contracting for construction projects:
1- General contracting method
2- Method of separate contracting
3- The compulsory calculation method
4- The method of contracting by assigning the engineering designs to the contractor
5- The specialized method of contracting
The contractor is committed to many tasks according to his important role in planning, managing and controlling the works in the project to ensure that all project phases are free from any risks.
Tasks of the contractor (the contracting company) in the project:
1- That the image is clear to the client regarding the implementation stages, delivery dates, material prices and manpower costs involved in the implementation process
2- Ensure that all public safety rules are followed to maintain the safety of the workforce and any party close spatially to the project, and to ensure that no rights are violated.
3- Planning, managing and executing the works entrusted to him
4- Ensure that a skilled team has the competencies suitable for the size of the project.
5- Maintaining the spatial distribution of on-site work teams.
6- Giving the necessary instructions to the implementation workers to ensure that they obtain the best results.
7- Ensure that the work is carried out on the basis of the design and respect the right of the engineering designer to obtain satisfactory results for the client as well.
The importance of hiring a contractor
A decision such as hiring a contractor or worker to perform home maintenance work, renewing the interior design, mechanical maintenance, or electrical maintenance, installing doors and windows is an important decision that must be taken properly to avoid any material losses or even loss of time; Therefore, we recommend hiring a specialized contractor to ensure the safety of the work and its progress in the best way.
The main contractor must manage the work and have full control over the work site, in addition to appointing sub-contractors and taking into account the laws and regulations of each region or municipality.
As for the sub-contractor, the amount of work assigned to him is in a specific and specialized scope, such as being an electrical contractor, a mechanical contractor, an aluminum contractor and other specialties. Through the experience of Phi Contracting team in the labor market, we worked as a main contractor and sub-contractor and in both cases the aim was to avoid the usual construction project problems and to complete the work on time through the successful management of the projects.
